September brought encouraging signs for Metro Vancouver’s housing market, especially for houses and townhomes. Detached home sales rose 4.2% from last year to 575, and attached sales edged up to 358. GVR’s chief economist says this shows end-users, people buying homes to live in, are driving today’s market.
Total sales reached 1,717, down 8.4% from last September. Nearly all of that decline came from the apartment segment, where investors are waiting for better conditions.
For buyers, conditions are some of the most favourable in years. There are 16,394 homes for sale, about 24% above the 10-year average, so there’s plenty of choice. Prices are also easing gradually rather than sharply. The composite benchmark price is now $1,075,900, down 5.5% from last year:
Detached: $1,784,700 (down 7.3%)
Townhouse: $1,016,700 (down 4.7%)
Apartment: $682,500 (down 6.2%)
With more selection, more negotiating room, and a stable market, this fall is a great time for buyers to explore their options. Sellers of well-priced detached and attached homes are also finding motivated buyers ready to act.
